This document establishes the terms and conditions for the stay at the tourist rental property named MA.MA SUITES ESSÊNCIA, located in Vila Nova de Gaia (Porto).
Confirming the booking implies full acceptance of the following rules:
1. Booking and Cancellation Conditions
- At the time of booking, a deposit may be required as a confirmation guarantee.
- In case of cancellation up to 10 days before the arrival date, the full amount paid will be refunded.
- In case of cancellation between the 9th day and the arrival date, 50% of the total stay amount will be retained.
- In case of no-show or same-day cancellation, the full amount of the stay will be retained.
2. Guest Responsibility
- The guest agrees to use the property with care, being responsible for any damages caused to the property, furniture, installations, or appliances.
- The apartment has original wooden floors. Any scratches, stains, or damages may result in reimbursement costs being charged to the guest.
- The guest is also responsible for the garage keys and the contents of the garage. Loss, misuse, or damage will result in full reimbursement of related costs.
- The guest must not open or access cabinets, storage units, or furniture not intended for public use.
- In case of loss of keys (apartment or garage), the guest will be required to reimburse the full cost of replacement(including lock changes if necessary).
- Any damage or malfunction must be promptly reported to the host.
3. House Rules
- Unregistered guests: Not allowed.
- Events and parties: Not permitted. The apartment is intended for a quiet stay.
- Smoking: Strictly prohibited inside the apartment and condominium areas.
- Pets: Not allowed.
- Quiet hours: From 10:00 pm to 8:00 am, in compliance with local regulations.
- Air conditioning / heating: Must be turned off when leaving the apartment.
- Waste management: Guests must properly dispose of waste in the designated containers, following recycling rules.
- Furniture and objects: Moving furniture or decorative items is not allowed.
- Check-in and Check-out:
- Check-in from 15:00.
- Check-out by 10:00.
These times must be respected.
- Check-in documents: Upon arrival, an identity document will be required for registration with the competent authorities.
4. Cleaning and Services
- As a non-business tourist rental, no hotel-style services are provided (breakfast, reception, extra services not included in the contract).
- The property is delivered clean and tidy.
- Extra cleaning during the stay may be requested at the cost of €49.00 + VAT per intervention.
5. Communications and Modifications
- Any changes to the stay (e.g. dates, number of guests) must be agreed and authorized by the host.
- False or defamatory communications or incorrect public information about the property or host will be prosecuted in the appropriate forums.
6. Acceptance
Confirming the booking means fully accepting these Terms and Conditions, committing to their compliance.
